The Saline County Planning Commission voted to approve SE26-01, a subdivision exception that permits the conveyance of 4.88 acres for a new single-family residence on the southeast corner of Farley and Mirror Roads from a 39.9-acre parent parcel.
Staff told the commission the parent parcel currently carries two development rights and that the applicant proposes three parcels: parcel one for a residence, parcel two to be deed-restricted to agricultural use (approximately 19.82 acres), and parcel three to retain an additional building right subject to restrictions. "Staff recommends approval of SE2601 according to findings and conditions listed above," the staff member said, citing a required declaration restricting parcel two to agricultural use and a condition preventing parcel three from being split again unless it conforms with county zoning and subdivision regulations.
The applicant, Toby, told the commission he bought the 40-acre tract months earlier and plans to "sell 16 with the building right and then keep 24 with the other building right." He said his immediate intent is to "section out my house with a building right and then around that deed restrict a use only." No members of the public spoke in opposition during the hearing.
A board member moved to approve SE26-01; the motion was seconded and carried by voice vote. During discussion staff clarified the minimum residential parcel size under county rules is three acres. The approval preserves the county's agricultural goals by placing limits on future splits and requiring the deed restriction described in staff condition one.
