EDA approves sale of two industrial-park lots for planned Steel Head Outdoors and Guns or Us facilities

The New Prague Economic Development Authority voted to approve the sale of two lots in the New Prague Business Park, adopting resolutions 25-11-9-01 and 25-11-9-02 to advance development agreements with Aventus Investments LLC.
City staff said the parcels — lot four (approximately 1.97 acres) and lot five (approximately 1.98 acres) — are priced at $225 per square foot. Staff described planned buildings on the sites: a roughly 20,000-square-foot building on lot four expected to house Steel Head Outdoors with at least 10,000 square feet for that tenant, and a roughly 30,000-square-foot warehouse-type building on lot five expected to house Guns or Us with at least 15,000 square feet committed. The development agreements include façade requirements requiring brick or stone and varying color materials along the bottom 4 feet of building faces that front public roads.
The authority opened and closed the required public hearings for each lot; applicants and potential tenants attended but no public comments were recorded. During questioning, applicants said design and construction documents are ready and estimated a four- to five-month build window with anticipated occupancy by the end of the year if construction begins in spring.
Before the votes, one board member said, “myself and Austin will be recusing ourselves,” and Troy agreed to chair the remainder of the vote. The board recorded motions and seconds for each resolution and approved both measures. The EDA’s approvals are subject to final ratification by the New Prague City Council; staff said council action is scheduled for Monday, Dec. 7 and that a packet will be distributed to council members.
City staff also noted aesthetic requirements and that, as required by state statute, separate public hearings were held for each lot sale. The record did not include a clear total-dollar figure for each sale beyond the stated $225-per-square-foot price; the transcript’s total purchase-price lines were unclear.
The EDA’s action moves both projects forward to city council consideration and sets the city’s development-standards conditions for buildings facing Sixth Street and 8th Avenue.
