Planning commission recommends rezoning of 5925 East Johnson Avenue to C-3 limited use overlay

The City of Jonesboro Metropolitan Area Planning Commission on April 14 recommended that City Council approve rezoning request RZ2605 for 5925 East Johnson Avenue, forwarding the application with staff stipulations.

The item was presented as a rezoning petition from Horizon Land Surveying LLC. Rob Hester of Stonebridge Construction, who spoke for the proponent, said the request was "self explanatory, but I welcome any questions." The city planner told the commission the petition "does meet all 6 of the ... criteria for rezoning, so we would recommend approval, with the following stipulations." Those stipulations, read into the record by the planner, require that the proposed site satisfy all requirements of the city engineer; comply with the current stormwater drainage design manual and floodplain regulations for any new construction; and submit a final site plan that meets ordinance requirements for review and approval by the planning department prior to development. The planner also said any future change of use would be subject to planning department approval and that the limited use overlay would prohibit uses including a cemetery and communication tower.

With no public comment offered at the meeting, a commissioner moved to approve the request subject to the cited stipulations; the motion was seconded and the commission recorded a favorable recommendation. The chair noted the commission's recommendation will be transmitted to the City Council and instructed the applicant to get the item on the City Council agenda "before Thursday at 10:00."

The planning commission's action is a recommendation only; final approval rests with the City Council at a future meeting.
