The Pewaukee Plan Commission on July 17 approved site and building plans for the Glen at Springdale condominium development, saying the project may proceed once staff signs off on lighting, landscaping and engineering details and the applicant returns refined signage designs.
Staff told commissioners the project previously cleared rezoning, a conditional use permit and a preliminary plat, and that the current package includes only minor changes — most notably a siding change on the clubhouse. An applicant representative spoke to the commission and said the design shown was a stock rendering and that landscaping and final materials would be confirmed in subsequent reviews.
Commissioners raised several site-specific concerns. One commissioner flagged a sewer easement that crosses the northeast corner of the site and asked staff to confirm planting locations so landscaping does not obstruct access; staff said the easement area would be respected and planting beds could be located outside the easement once the final plan is submitted. Neighbors’ buffer vegetation and preservation of an existing tree line were also discussed; staff and the applicant said they would preserve vegetation where feasible and replace plantings that do not survive construction.
Signage drew sustained comment. One commissioner said the proposed entry sign “looks not even close” to the quality expected for a multimillion-dollar development and urged a masonry or stone monument base and more readable type; the applicant said the sign art has not been finalized and that staff would review the final sign permit. The commission directed that sign design return to staff for approval or, if staff is uncomfortable, be brought back to the commission.
A motion to approve the site and building plans with conditions (final lighting, landscaping, and engineering review, and signage to be returned for staff or commission review) was made and seconded and carried. The commission’s approval allows the applicant to proceed to final engineering and permitting, subject to the stated conditions.
