Facilities director reports leaks, unresolved air‑handler warranty and readies several projects for bids

John Nehls, Dodge County Director of Physical Facilities, briefed the Building Committee on a range of capital and maintenance items at the Feb. 5 meeting.

Nehls said he will work with staff next week to put the Legal Services roof replacement out for bids, and the courthouse rooftop chiller replacement is being prepared to go out for bids as well. A master‑plan update is pending financial numbers comparing remodeling to building new; staff will return to the committee with those figures.

On maintenance matters, staff reported additional pipe leaks at the Henry Dodge Office Building and an unresolved warranty issue involving Johnson Controls and the 400‑ton jail air handler. The minutes state the warranty issues “still have not been resolved,” but provide no further detail about the nature of the dispute or any proposed remedy.

Other operational items included replacing courthouse bulbs with LED fixtures, a Land Resource and Parks project to create space for a new cubicle, and the City’s recent installation of a new water meter in the Legal Services Building. Staff also reported converting the fire‑alarm panel from copper lines to a wireless signal.

In operations updates, staff said the county received a letter from the City indicating it intends to conduct unannounced sewer sampling because it questions the county’s independent sampling results. Staff are updating the building‑use policy, noted overnight parking in the Miller Street lot, said annual pod cleaning will begin next week and that the county continues recruiting for an open custodian position at the jail.
