The Dodge County Land Resources and Parks Committee on April 13 granted preliminary conditional-use approvals (subject to listed conditions) for two non‑farm residential lot proposals.
For Jody Zubke Properties, staff read a public hearing notice and recommended approval for a 7‑acre non‑farm residential lot within the A‑1 prime agricultural zoning district. Mark Tomashek, the applicant’s agent, appeared and noted the owner’s plans; the Town chairman voiced support. After staff outlined seven conditions designed to address density, deed-recording, and right-to-farm provisions, the committee granted preliminary approval and directed staff to incorporate the decision into a conditional use permit.
In a separate item, owner Dale Schultz appeared for a proposal to create a 1.9‑acre non‑farm residential lot from a 79‑acre base farm tract. Staff advised the proposal complies with the relevant sections of the Dodge County Land Use Code and state statute chapter 91.46. With no opposition, the committee granted preliminary approval subject to conditions including recording of a notice of limitation and complying with right‑to‑farm provisions.
Both approvals were granted by voice vote and the land use administrator was directed to issue conditional-use permits incorporating the committee’s findings and conditions.
