Planning commission approves 155-lot preliminary plat for Residence at Parkside

The City of Bullhead Planning and Zoning Commission voted to approve the preliminary plat for the Residence at Parkside on May 7, 2026. The vote was recorded as 6 in favor and the motion carried.
Staff described the site as a 20.85-acre parcel that was recorded as a single parcel and is now proposed for subdivision into 155 individual lots. "It shows the 155 lots that would make up the 20.85 acre parcel," the Presenter said, adding grading, drainage and utilities work are already in progress.
Commissioners asked whether approved 5-foot side setbacks remain in effect and whether the developer or future contractors will construct homes. Staff replied the setback was previously approved as part of the plan development and that the developer will complete infrastructure improvements (roads, utilities, sidewalks) and then sell lots to contractors who will build houses.
A commissioner moved to accept the preliminary plat as written; the motion was seconded and Commissioner Kramer (remote) voted yes. Clerk recorded six votes in favor and the motion carried, approving the preliminary plat that would allow individual residential lots to be sold and later developed.
Next steps include final plat review if the developer completes the improvements and records the final documents.
