Staff described the site as roughly 29 acres and said parking was designed primarily for employees with one stall designated for pickup (DoorDash/online orders).
The plan includes drainage to a nearby storm drain on Rodeo Drive; staff and the applicant noted the project team will need to resolve apron and ADA details with the city engineer before final approval of engineer drawings. Staff said an updated plan had already been submitted that included a 5‑ft sidewalk; the commission’s approval was conditioned on that updated plan being reflected in the final engineering review.
The applicant confirmed food preparation will occur offsite at a separate bakery and that the on‑site operation will not include frying equipment; commissioners said vehicle queuing was adequate for safety and circulation.
A commissioner moved to approve the site plan pending the updated plans that show the sidewalk; the motion was seconded and carried by voice vote. Staff will work with engineers and public works on sewer, water and apron/ADA details during the administrative review and prior to issuing building permits.
