ZBA approves front-yard fence and parking variances for Eagle Landscaping on 8 Mile Road

The Southfield Zoning Board of Appeals on Nov. 18 approved variances for Eagle Landscaping and Supply Company to install a decorative fence near the West 8 Mile Road right-of-way and to allow parking within the front 60-foot setback at 22108 West 8 Mile Road.
Chad Hold of the Umlar Group, representing the applicant, said the proposed decorative iron fencing and gates would match existing fencing on adjacent Eagle Landscaping property and that the front parking areas would be gated and intended mainly for employee use. Staff recommended approval, finding minimal adverse effects because neighboring properties share comparable conditions and because the proposal includes shrub screening and other site improvements such as stormwater controls.
Ron Eagle, who identified himself as part of the family business, noted the company’s long history and recent site improvements, including a rebrick of the building facade and added landscaping. No members of the public opposed the request. The board voted to approve the variances, with members noting the proposal largely continues existing on-site conditions and contributes to site aesthetics.
The approvals are conditioned on permits and standard site-plan implementation; the applicant should coordinate final administrative approvals with the planning and building departments as required.
