Board grants patio-enclosure variance for Lady K Court condominium

The Southfield Zoning Board of Appeals approved a 19-foot rear-yard variance Nov. 18 to allow a roughly 120-square-foot sunroom attached to a legal nonconforming residence at 28416 Lady K Court.
Mark Dixon, appearing for Great Day Improvements, said the project replaces an existing northern deck and will add proper footings and an 8-by-15 enclosure to the rear of the home. City staff noted the property already contains two attached wooden decks and that the proposed sunroom location would be similar to or farther from the rear property line than existing conditions. Staff recommended favorable consideration conditioned on obtaining required permits and inspections.
A neighboring resident, Ted F. Bogus, asked for more detail about the finished appearance and whether property values might change; the applicant and staff offered to forward renderings and CAD slides. No one formally opposed the application.
Board members unanimously moved to approve the requested variance with the standard requirement that the appellant secure building permits and inspections before construction.
The applicant must coordinate final plan approval and permitting with the Southfield building department.
