Aurora commission approves Ethio Motors conditional use at Havana Autoplex with fence removal condition

The Aurora Planning and Zoning Commission on April 8 approved a conditional use to allow automobile and light‑truck sales and rental at a pad site in the Havana Autoplex at 840 South Havana Street.
Ben Bravnik, case manager for planning staff, told the commission the site is zoned MUC (mixed‑use corridor) and is located within the city corridor place type. Staff said the tenant will use an existing building and parking area; 34 off‑street parking spaces are required under the Unified Development Ordinance and 43 spaces are available on the site. Staff also noted a temporary fence on the property that does not meet UDO standards and recommended approval only if the temporary fence is removed by Aug. 15, 2026.
"The application complies with section 146‑5.4.3.8.3 of the UDO," Bravnik said, and recommended approval subject to the fence removal condition. No members of the public signed up to speak on the item.
Commissioner Jetic moved to approve the conditional use, citing staff findings and code compliance; Commissioner Riley seconded. Commissioners praised reuse of the longtime vacant building. "I am really glad to see this being reused. That building is very old," Commissioner Jetic said. Another commissioner said activating the site could reduce crime in the adjacent alleyway.
Roll call showed Commissioners Jetic, Bush, Becker, Banker, Riley and Hogan voting to approve; Commissioner Walls abstained. The chair announced the item was approved with six votes and one abstention.
Under the procedure read earlier in the meeting, the commission's rulings are normally final; zoning map amendments, zoning code amendments and comprehensive plan amendments may require city council approval, and decisions can be appealed to the city council by filing a written appeal with the city manager within 10 calendar days of the hearing.
The approval allows Ethio Motors to continue motor‑vehicle repair and service at the site while adding automobile and light‑truck sales and rental as a conditional use, with the explicit condition that the temporary fence be removed by Aug. 15, 2026.
