The Planning Commission unanimously approved a revised preliminary development plan and special use permit for Everbrook Academy (Case PC-024-2026) on March 25. Staff recommended approval with 27 stipulations; the applicant provided program and traffic details during the hearing.
Planner Cameron Yuing described the proposal for a 10,300-square-foot, single-story daycare on Lot 19 of Parkway Plaza with a 7,200-square-foot fenced playground and noted required impact fees (park, public art, 135th Street Corridor) will be determined at final plan. Peter Jacobson, representing the developer, said the facility is licensed for 150 children with 23 staff; typical enrollment is around 135 children and operating hours would be 6 a.m. to 6 p.m. Monday through Friday. He also explained drop-off patterns and peak arrival data used to assess traffic and parking demand.
The public hearing was opened and no members of the public spoke. Commissioners asked clarifying questions about licensing, staffing ratios and parking; staff and the applicant indicated the proposed layout and parking plan meet applicable LDO requirements. The commission approved the case and the motion carried unanimously.
