Altus council approves Cedar Creek Phase 1 final plat; developers to deed land for trail easements

The Altus City Council voted to approve the final plat for Cedar Creek Addition Phase 1 and authorized an agreement with the developers that will deed land and grant easements for a planned trail in exchange for waived park fees and the extension of Cedar Creek Drive.

City planning staff told the council the Planning Commission reviewed and approved the plat at its April 13 meeting and that staff also recommends approval. "Staff recommends approval," staff said.

Developer Candace Product, identifying herself as representing Laurel Homes, described the parcel’s history and the project. "There'll be over a 120 lots throughout the entire development. And so phase 1 is 41 lots is what's in front of you," she said, adding the tract was previously owned by the school district and was acquired for residential development after the district shifted facilities plans.

Council members asked technical and neighborhood-impact questions, including whether the project would affect an adjacent RV park; the developer responded it is a neighbor to the park and not a takeover. A council member also praised the fact that local developers are building inside city limits, citing fewer infrastructure strains than out‑of‑town sprawl.

The motion to accept the final plat and approve the accompanying agreement was moved, seconded and approved by roll-call vote.

Next steps noted in the discussion include executing the developer agreement and proceeding with the trail easement deeds and road extension authorizations. The council also indicated staff will bring forward any related follow-up items associated with the plat and agreement.
