Commission approves High School site and final plan amendments, including single press box and turf fields

The Planning and Zoning Commission approved two amendments May 11 to plans for Canal Winchester High School: site development plan SDP-25008 and final development plan FDP-25004.
Planning staff said architects made targeted value-engineering changes to shift dollars to athletic improvements. On the performing arts center, staff described removal of some previously approved canopy elements; on the field house, a previously proposed translucent panel system was removed in favor of metal cladding and a change in roof color to a gray standing-seam metal intended to better integrate with campus roofing. The school is also proposing turf on the varsity baseball infield and outfield and the softball outfields.
Nolan Sablack, project coordinator with Shore Architects, told commissioners the substitutions were chosen to preserve design intent while reallocating funds to athletics: “We feel that these moves across the design really help allocate project dollars to improving the athletics complex,” he said. Sablack also described a consolidated press box serving multiple fields and noted the press box will include first-floor restrooms to replace the existing portable restroom.
Commissioners raised questions about where changed materials appeared on elevations and whether the altered components had been caught during civil and architectural reviews. Staff said the differences were identified when plan sets were compared and that the architect had explained the rationale and provided substitute materials (including a Belden/Bowerstone brick match and alternate metal panels).
Commissioner Deeds moved and Commissioner Gooden seconded approval of SDP-25008; the motion carried on roll call. The commission then approved FDP-25004 in a separate motion.
Next steps: the approvals amend the earlier permits and allow the school to finalize construction documents and proceed with the revised athletics and building elements.
