The Victoria City Council voted to approve the final plat for the Enclave at Hunters Brook, a proposed subdivision of 13 single‑family lots.
City planner Brian McCann described the proposal as the final step in the West Creek Village development process and said the plat includes 13 lots, outlots for stormwater and wetlands preservation, sidewalk connections to Creekside Lane and a public cul‑de‑sac providing access for several lots. McCann noted that the city issued bond proceeds for a new fire station that affected restricted fund balances and that park‑dedication requirements call for about 0.606 acres (or a fee in lieu), which staff expect as a cash contribution given no park amenities were proposed with the plat.
Council members raised questions about tree replacement and whether the city should require on‑site replanting rather than a contribution to the tree fund; McCann said the development proposes to replace 337.5 inches of the 456 inches required, leaving 118.5 inches to be paid as a fee in lieu. The planner also confirmed private drives would be maintained by a homeowners association if approved.
Council adopted the resolution approving the final plat; motions to approve carried by voice vote.
