Operations outlines phased classroom partitions, Belleview replacement plans and HVAC design

Angela Usher, senior executive director for operations, told the committee the district's sales-tax portfolio currently includes four active projects: doors-and-walls work at East Marian Elementary and Oyola Middle, a roughly $1 million HVAC design for Belleview Middle, and a multi-year replacement for Belleview Elementary (referred to in staff materials as the Belleview/Belleview Santos replacement).
"We have the two doors and walls project, East Marian and Oyola Middle... we have the Belleview middle HVAC design which was a million dollars. And we also have the Belleview Elementary Belleview Santos replacement," Usher said, explaining the replacement will be funded over multiple years because of cost.
David Asuma, the district's construction coordinator, described East Marian work as converting open bays into classrooms by removing metal partitions and installing walls and doors to improve instructional time and security. He said the design team and MEP engineer have reviewed HVAC requirements and that the plan calls for a test-and-balance after walls are installed; Abatement work has begun in phases and a total abatement allowance of about $48,000 was cited.
On Oyola Middle, staff described removing metal partitions and installing new drywall, studs and doors across roughly 12 classrooms and partitioning the media center; the project is planned as an intensive summer 60-day construction window to avoid disrupting students. Staff reported the asbestos assessment was completed and identified two small encapsulated areas that will not be disturbed.
For Belleview Elementary replacement, staff said a Castaldi report has been issued and DOE approval is required before demolition; the architect is under contract, schematic designs are expected soon, an RFQ for a construction manager is being prepared, and soil-boring (geotech) work will be scheduled once the civil and structural teams define locations.
Staff encouraged committee members to consider serving on selection committees for major procurements and said the district will return with updated cost and schedule information as geotechnical quotes and traffic-study costs are finalized.
