Port St. Joe Flag View Board recommends approval of 14‑lot 'Bayside' plat

At its April 7 meeting, the Port St. Joe Flag View Board voted to recommend approval of the "Bayside at Port St. Joe" plat, a proposed 14‑lot single‑family subdivision, to the city commission.

Lance Watson of Southeastern Consulting Engineers, speaking for the applicant, described the project as "a 14 lot subdivision, single family residential lots with a paved 24‑foot roadway" that will connect to Public Bay Road and tie into city water and sewer. He told the board the project has a stormwater and wetlands ERP permit and that the team expects a water‑main permit to be issued shortly.

The board pressed the applicant on dimensions and design standards. Watson said most lots are about 50–52 feet wide and roughly 120 feet deep. He summarized the development standards the applicant proposes to meet: 10‑foot front setbacks, 5‑foot side setbacks, a 50‑foot rear setback measured from mean high water, a 30‑foot setback for a retaining wall from mean high water, a 60‑foot maximum building height and an 80% total development coverage cap across the site.

Staff told the board it had no objection to the plat application. Following brief discussion, a member moved to recommend approval to the city commission; the motion was seconded and, as announced by the chair, "motion carries unanimously."
