Planning commission recommends approval of Frank Spore subdivision amendment

The Montezuma County Planning and Zoning Commission voted unanimously to recommend approval of a proposed subdivision amendment to Lots 1 and 2 of the Frank Spore Subdivision.

Planning department staff summarized the application and told the commission the proposal would terminate an existing ingress and egress easement used by the Russell family and swap acreage between the two lots. Planning department staff said, “This will be swapping like acreage for like acreage,” and that no new driveways or county road permits were required because the existing access would remain in place.

After staff presentation the applicants were invited to the table; an applicant said they had “not really” anything to add. Commissioners asked clarifying questions about access off Road T and whether infrastructure and road permits were needed; staff responded that infrastructure was in place and a new county road permit was not required.

Commissioner Lynch moved to recommend approval, saying the proposed use conforms with the code and “shall not generate any significant adverse impacts.” The motion was seconded and the commission recorded each commissioner voting in favor. The commission clerk announced the motion carried; the recommendation to the Board of County Commissioners was unanimous.

Next steps: the commission’s action is a recommendation; the final decision rests with the Board of County Commissioners. Planning staff said they will follow up with the applicants on procedural next steps.
