The Centerville Planning Commission voted April 8 to recommend a zoning code change that would prohibit split zoning on any single lot or parcel and set procedures to resolve existing split‑zoned parcels.
Planner Lisa told commissioners that code language addressing split zoning could not be found clearly in the existing code and that split zoning creates uncertainty over permitted uses and assessment. Staff’s proposed amendment would require owners to either rezone the parcel to a single zone or use a lot split/boundary‑line adjustment to align parcels with zone boundaries when a triggering development occurs. GIS analysis identified five current parcels with split zoning that staff expects the ordinance would help resolve.
Lisa said the change is intended as a technical correction: "It’s easy enough to fix because we do not want to allow split zoning. It creates problems with what can you use it for," she said, describing the proposed process for resolving existing instances. The amendment requires public hearing and City Council adoption.
Next steps: The Planning Commission recommended the ordinance to City Council for a public hearing and final action; staff indicated the city could also initiate rezones where desirable but emphasized property‑owner notification and council authority for any legislative rezoning.
