Plan Commission recommends rezoning to allow Greendale Village Club improvements at 6263 Sherwood Road

The Village of Greendale Plan Commission voted unanimously to recommend a zoning map amendment that would reclassify the property at 6263 Sherwood Road (parcel 696999805) from R-1 single-family to the P (park) district, so the Greendale Village Club’s recreational facilities would be permitted uses.

According to the staff report read at the meeting, applicant M. Mark Gowski applied on behalf of the club, which operates a seasonal private swim and tennis facility with tennis and pickleball courts, swimming pools, multiple patios, a large gazebo, clubhouse, locker rooms, a snack bar and grills. Those uses are not allowed under the current R-1 zoning, so the club has been operating as a legal nonconforming use. The applicant asked the commission to amend the village zoning map so the existing uses and planned improvements would be allowed by right under park zoning.

Planner Grafe told the commission the submitted materials have been reviewed and recommended approval of the application with conditions. Grafe said the recommendation includes review and approval by the village attorney to ensure compliance with state statutes and to direct that the village zoning map be amended in accordance with the proposed change.

A commissioner moved to approve the recommendation as presented; the motion was seconded and approved by roll call. Commissioners Birmingham, Gamboa, Kramer and President Sroski voted yes; Commissioners Karziki and Davis were recorded as not present.

The Plan Commission’s recommendation will be forwarded to the Village of Greendale board for final consideration and any legal review required before the zoning map amendment can take effect.
