During the public‑comment period at the April 8 meeting, Chris Winters of 152 Hudson Street told the Architectural & Historic Board of Review he had lived in the neighborhood for nearly 25 years and was troubled by what he characterized as inconsistent enforcement and mapping of the local historic district. Winters said he had been told certain houses in the same era "could not be torn down" because they were in the historic district, yet suggested the district boundary appeared to exclude parcels mid‑block.
Later in the meeting staff presented an informal review of revised plans for 159 Hudson Street. Bridal Boatwright (McAlpin Architecture) described design intent, lot constraints and a proposed gravel driveway; board members and staff discussed impervious‑surface rules, whether gravel could affect engineering calculations, and whether the proposed new house should read as subordinate to the main mass. Staff clarified that the stretch of Hudson Street raised by the public commenter is not inside the city’s local historic district and that demolition recommendations for houses 50 years or older outside the district are advisory.
Board members emphasized design standards on massing, projections and consistent foundation/water‑table treatment. They asked the applicant to revise plans to address main‑mass dominance, the 18‑inch projection rule for wings, consistent material application, and to return with civil‑engineering grading information and clearer foundation/water‑table detailing. Applicant representatives agreed to revise the drawings and return for formal consideration.
The board did not vote on 159 Hudson in this session; staff will review the revised materials once submitted.
