Staff told the board the applicant addressed earlier concerns about financial capacity, form‑based code compliance and the dumpster location, and recommended approval with one condition that the plans be recorded at the county registry of deeds. Craig Sweet of Terodine Consultants, speaking for the applicant, said the team provided updated renderings, shifted parking near building three and moved the dumpster to resolve board concerns.
Board members asked technical questions about lot lines and setbacks; staff explained the parcel is divided into two lots with a zone line between a traditional neighborhood development and an industrial district but that the existing building occupies lot one and the rest is lot two. No members of the public spoke during the public‑comment period.
A motion finding that the proposal met applicable sections of the zoning code was made, seconded and approved by voice vote. The approval is final subject to the single condition staff recommended: recordation of the final plans at the registry of deeds. The board noted any required recordings and the condition must be satisfied before building permits are issued.
