Planning commission recommends rezoning at 706 Golf Links Road to allow additional single-family lots

The Hot Springs Planning Commission on April 9 recommended that the Board of Directors rezone 706 Golf Links Road (RZ 26064) from RN1 to RN2, a change staff said would allow the property’s redevelopment into multiple single-family lots.

Planning staff told commissioners the parcel is about 2.09 acres, contains a single-family home built in 1940 and sits adjacent to other RN2-zoned properties and Heritage Health and Rehabilitation. The staff report recommended amending the city’s future land-use map from residential low to residential medium-high to support RN2 zoning and said the request is consistent with the city’s adopted housing strategy.

Chad Hewitt, the applicant and property owner, stated his name and address for the record and had no further comments during the public portion. Planning staff said the applicant’s intent is to remove an older residence and subdivide the lot into up to eight moderately sized single-family lots.

Commissioners asked a brief technical question about acreage, which staff confirmed as 2.09 acres, then moved to a roll-call recommendation. The commission’s roll call recorded unanimous approval to forward the rezoning recommendation to the Board of Directors.

The Board of Directors is scheduled to consider the rezoning request at its May 5 meeting at 6:00 p.m. in the same room. If adopted by the board, the change would permit the RN2 lot configuration described in the staff report; if the board adopts a different outcome, the applicant will be notified through the board’s formal action.

Vote and next steps: The commission voted unanimously to recommend approval to the Board; the Board will make the final decision on May 5.
