The Allendale Land Use Board voted unanimously April 21 to adopt three resolutions approving residential building projects that required minor variances and conditions.
Counsel presented Resolution 25‑13 for 246 Park Avenue (application 2024‑17), where the applicants received D‑ and bulk‑relief after successive plan revisions that reduced the floor‑area ratio. The board placed several routine conditions on the approval, including compliance with the borough engineer’s most recent report, required agency approvals before construction, screening for accessory improvements and the applicant’s final reduced plan controlling the permitted work.
The board then approved Resolution 25‑14 for Stephanie and Shaun Morton at 73 Forest Avenue, allowing an addition of roughly 500–600 square feet with limited bulk relief. The motion included conditions that exterior materials match and complement the existing single‑family dwelling and that no new exterior lighting be added on the addition faces.
Finally the board adopted Resolution 25‑15 for Edward Jagger and Jennifer Lavine at 18 Wilton Drive, granting a side‑yard setback variance. A specific condition requires the applicant to implement stormwater management controls (a coldtech chamber) subject to review and final approval by the borough engineer prior to final sign‑off.
Each resolution was moved and seconded and carried by recorded roll call votes. The board’s actions now proceed to memorializing resolutions for formal adoption at a subsequent meeting.
