Board approves Linda Vista Trails road-paving waiver for five-lot replat

The Board approved a road-paving waiver on May 5 for a five-lot replat known as Linda Vista Trails, allowing the developer to split an existing lot into five parcels without immediately paving the adjacent substandard county roads.
Associate planner Morgan Phelps told the board both South 21st Street and Linda Vista Avenue are county-owned and maintained but substandard; they are not in the five-year paving program and have sufficient right-of-way for required improvements. Staff recommended approval under the waiver criteria because paving was not essential to provide adequate access for the proposed replat.
As a condition, the plat will include language requiring owners, heirs and assigns to participate in any lawfully established municipal service taxing unit (MSTU), MSBU or special-assessment district created to provide paving or drainage improvements. The board approved the waiver by motion and voice vote.
The developer must record the plat note and meet conditions before final plat recording.
