A request to rezone a parcel on 18th Street to allow a duplex was continued at the March 16 Tuscaloosa Planning and Zoning Commission meeting after the petitioner asked to postpone presentation.
Luc Bryant, speaking as the petitioner's representative, told the commission the applicant had been ill and could not make tonight's hearing and asked for a continuance. "I'm here tonight to ask ... for a continuence for Bearden ... the submitted proposal for 2842 18th Street," Bryant said.
Neighbors spoke during the public‑comment period. Herbert Brier, who said he lives at 2826 18th Street next to the subject property, opposed a duplex on the block: "That's our understanding what they but I live at 2826 18th Street next to this property ... No. None in favor," he said, stressing there are no duplexes on that street now.
Elena Wilson, who said she owns land at the address in question, asked staff whether rezoning would reduce her land or affect taxes and why the rezoning was requested. Staff explained the property is currently zoned MR1 (mixed residential), which can allow duplexes only if lot width and lot size standards are met; petitioners are seeking SFR5 because it has a lower lot‑width requirement (50 feet vs. a larger width in MR1). Staff told Wilson her own ability to build a single‑family house would not be affected by the petitioner's rezoning if she does not change her lot.
After public comment and the representative's request, the commission voted to grant a continuance and take up the case next month.
