Planning commission approves rezoning to rebuild two homes on Herman Avenue

The Tuscaloosa Planning and Zoning Commission on March 16 approved a rezoning request that would allow two homes to be rebuilt at 2803 and 2805 Herman Avenue.
Staff said the 0.5‑acre parcel previously contained two houses and that the developer seeks SFR4 zoning to meet lot‑width requirements for the proposed replacement homes. "They were torn down for lack of maintenance. So the developer wants to put two new homes back in this same spot," engineer Chris Sentel said during the presentation.
A nearby resident, Gloria Robinson, told the commission the presentation clarified the project and said she was comfortable with the replacement houses after initial confusion about the SFR4 designation. "This picture up here does enlighten more about what I'm looking for," Robinson said.
Commissioners approved rezoning case Z0426 by voice vote. The associated two‑lot subdivision (S1226) will be taken up next month after the petitioner requested a continuance to finalize subdivision materials. The petitioner asked that the subdivision be continued so staff and the applicant could coordinate final plans.
The action moves only the rezoning forward this month; subdivision approval remains pending. The commission did not record objections to the rezoning in the hearing record.
