Ventnor City tables Bettner Professional Campus redevelopment ordinance after planning-board requests

Ventnor City commissioners on Tuesday agreed to table Ordinance 2025005, the Bettner Professional Campus redevelopment plan, after staff said the planning board requested revisions the city had not yet received.
The chair told the meeting the planning board reviewed the plan and asked for changes related to density, building facades, parking and open space; the commission decided not to adopt the ordinance without seeing the updated plan. The chair said the item will remain on the table and is expected to return for reintroduction and a subsequent public hearing at the May 8 meeting.
A participant who identified himself as Tim Cer Ventner asked whether the planning board would hold another hearing on the specific changes. Officials replied that the planning board had already reviewed the application and would adopt a resolution, and that if the redeveloper incorporates the requested changes the planning board would deem the redevelopment plan consistent with the master plan. The chair said the typical approach would be to vote down the current ordinance, reintroduce it with the changes and then hold the required public hearing on the revised version.
Resident Rosemary Shaver asked who decides the architectural design of proposed houses. Officials explained that the redevelopment plan establishes design parameters, the redeveloper prepares site plans and the planning board reviews architectural style as part of site-plan review; that site-plan review includes a public hearing at which residents may comment.
No final action was taken on the plan at this meeting; commissioners instructed staff to wait for the revised materials from the planning board/developer before scheduling adoption.
