Staff warns of low supply of permit-ready lots in Wellington

Planning staff presented the quarterly building-permit and lot-inventory update and cautioned commissioners that the number of permit-ready single-family lots has declined. Mr. Bird said the packet’s projected unit numbers are budgetary projections and should not be read as expected permit issuance. "The projected numbers are budgetarily projected. They're not the expected number of permits that we're planning to issue," he said.
Mr. Bird said the town currently has about 55 buildable, permit-ready lots (this count includes 20 recently approved multifamily units) and described ongoing work with developers on entitlements and development agreements to strengthen the pipeline. Commissioners asked whether staff had insight into when projects might come online; staff said some projects are moving forward (for example, the recently approved Wellington Downs multifamily project) but that market uncertainty leaves timing unclear.
Staff also reminded commissioners about administrative review thresholds (projects under a 10% change may be handled administratively) and noted ongoing construction activity downtown (Tilt‑up panels at Kaufman Robinson Inc.'s project).
