County staff told the magistrate that early remediation steps had been taken but that progress had slowed and the tenant no longer believed further action would follow.
The magistrate said the 60‑day calendar period should give Cruz time to file for eviction and obtain any order needed to remove items and complete cleanup. The magistrate recorded a finding of noncompliance while allowing the additional time for the owner to remedy the conditions.
No formal fines or additional sanctions were announced at the hearing; the magistrate said the county will verify compliance after the 60‑day period. The case will return for further action if staff reports that the property remains out of compliance.
