The Zoning Board approved variances for ZBA Case 25-15 that will allow IMI Ventures LLC to build an oil-change facility at 24412 Southfield Road with reduced setbacks and smaller front-yard landscaping than the code normally requires.
Applicant Ali Murray said the variances are needed to accommodate the building footprint and drive-thru bays and that he had worked with neighbors and the planning department to arrive at the submitted layout. “We came to a conclusion and hopefully this all works out well for everybody,” Murray said.
City staff recommended favorable consideration, noting the layout accommodates the building and drive-thru service bays, that the reduced setback is consistent with the commercial character of Southfield Road, and that the applicant agreed to maintain a 36-foot green buffer adjacent to residences.
There was no public comment at the hearing. Board members asked practical questions about access and signage; the applicant said the entrance and exit would be right-turn in/right-turn out and that signs would be coordinated with a neighboring church and the county road commission. A motion to grant the variances carried; the board told the applicant to work with city staff on required permits.
What’s next: The applicant will finalize site plans and obtain building and sign permits through the city.
