Planning commission recommends approval of Canyon View Commons condominium plat amendment

The Morgan County Planning Commission unanimously recommended that the county commission approve the Canyon View Commons Phase One Condominium Plat Amendment (Application 25.024) for 5788 West Canyon View Circle.
Staff said the site (1.98 acres) previously cleared site-plan review and is under construction; the condominiumization would create 14 individual units. Janet, the planner presenting the item, said state condominium standards (Utah Code §57-8-13) require additional plat information such as elevations and that reviewers from the county engineer, surveyor and recorder had only minor outstanding comments.
Commissioners pressed staff on timing and recordation. One commissioner said it was his preference to see final comments addressed before a recommendation; staff responded that, given the review cycle, staff typically forwards items when substantive comments are resolved and minor items are being addressed. The commission asked that the staff report’s condition explicitly include the county recorder in the list of reviewers whose comments must be satisfied before recordation.
Member Taylor moved to recommend approval to the county commission based on the findings in the April 9 staff memorandum and with an added condition addressing any recorder comments; Member Waddoups seconded the motion. The motion carried unanimously.
The recommendation now goes to the Morgan County Commission for final action. Staff and the applicant will continue to resolve outstanding review comments and ensure the recorded document reflects the approved plat.
