Commissioners approve urban service area expansion and shift 19.94 acres to Residential 4 in Wimauma area

The Hillsborough County Board of County Commissioners unanimously approved two comprehensive-plan map amendments to expand the urban service area and change the future land-use designation of about 19.94 acres near Saffold Road and County Road 579.
Planning commission staffer Lilyann Linehan told the board that "the proposed amendment would bring approximately 19.94 acres into the urban service area requiring at a minimum connection to public water and sewer." Linehan said the site is contiguous to the established urban service area and that the amendment meets multiple Future Land Use (FLU) objectives and policies, including criteria directing growth toward the urban service area.
Why it matters: Changing the future land use from Agricultural-Rural-1/5 to Residential 4 would allow consideration of higher residential density consistent with nearby development. Linehan explained that under the proposed Residential 4 designation the site could be considered for roughly 79 dwelling units while remaining compatible with surrounding single-family and agricultural uses.
Staff background and presentation: Linehan reviewed the site maps and noted the presentation materials predated recent adjacent approvals; she said two adjacent parcels recently approved by the board already carry a Residential 4 designation. Linehan emphasized compatibility policies that call for gradual transitions in intensity and density and said the proposal aligns with the Southshore Area-Wide Systems Plan and the Wimauma Village Community Plan goals to encourage housing diversity.
Public comment and vote: Staff said the items were publicly initiated and no members of the public signed up to speak. Commissioner Harry Cohen moved on the two amendments, with Commissioner Myers recorded as the second on the related continuance earlier in the hearing; the board recorded the motion and carried both items by unanimous vote (motion carried 7-0).
Next steps: The approvals amend the county's comprehensive plan maps and establish the site as eligible for future development proposals consistent with the Residential 4 designation and applicable development-review requirements; specific project approvals, site plans and infrastructure connections would be considered in later proceedings.
