The commission recommended approval on the proposed Verizon store remodel at 28117 Telegraph Road on Feb. 19, but noted the project requires a zoning waiver or an interpretation that glass storefronts meet the durable‑material standard at the base.
Planning staff explained the site is zoned B3 (General Business) and that the remodel mostly changes building elevations and interior layout. Applicant representative Gina Vantine said Verizon intends to invest in the property, update landscaping, repair sidewalks, restripe the parking lot and add ADA parking and a bike rack. She told commissioners the store is one of a small number Verizon still owns and the company is pursuing a flagship look with significant glass at the front.
Because zoning ordinarily requires 18 inches of durable material at the base, the commission discussed whether the glass system could be interpreted as durable or whether a zoning waiver would be necessary. Staff said the item must go to the zoning board for a waiver or an interpretation and recommended conditioning final approval on that outcome and on consideration of Southfield Police Department Crime Prevention Bureau suggestions.
Commissioners asked about parking and curb repairs; the applicant said sidewalks, patching and sealcoating are part of the remodel. The commission moved and approved a favorable recommendation; the zoning board will determine whether the glass constitutes an acceptable durable material or grant a waiver.
