Planning board approves Patriot Ranges site plan pending state AOT permit

The Brentwood Town Planning Board voted to approve an expedited site plan that will combine Patriot Ranges 4, 5 and 6 into a single longer range and add two additional ranges adjacent to Patriot Range 10, contingent on the applicant obtaining a state Alteration of Terrain (AOT) permit.
Nick Len Jones of Beach Engineers, representing the applicant, told the board the work is minimal and “there's not a lot of dirt work needed for this” and that the primary construction would be “building a berm behind the shooting targets.” Board members who attended a sitewalk said seeing the site in person was “helpful” and reported that earlier comments had been addressed, including the removal of two previously located items.
During discussion the applicant confirmed they will pursue a state AOT permit. The board moved to approve the expedited site plan and the related affidavit as drafted by Mr. Greenwood, with the condition that the affidavit and recording at the registry of deeds be completed only after the approved AOT permit is provided. The motion specified the permit condition would be valid for 120 days; the board voted in favor.
The board asked staff to recraft the affidavit to reflect the AOT condition and agreed the planning office will hold the affidavit until the applicant supplies a copy of the approved state permit. No contested testimony was recorded and no other conditions were specified at the meeting.
What happens next: the applicant will supply the AOT permit to the planning office; after staff confirms the permit, the affidavit will be recorded at the registry of deeds and the expedited site plan will be finalized.
