Commission considers rezoning East Beecher block to allow Veronica’s Market expansion

City planning staff presented a preliminary proposal on April 7 to rezone multiple parcels on the north side of East Beecher between Treat and Gulf Streets to make a larger retail site possible for Veronica's Market.
Dan (staff) told the commission that the owner of Veronica's Market had expressed interest in expanding or relocating to parcels that include a long-for-sale car lot and adjacent vacant lots. Staff said rezoning parcels 1–8 to B2 would allow retail and restaurant uses — including a small taqueria the owner mentioned — and recommended lots 9–11 across Beecher be rezoned to I2 to match adjacent industrial uses. The commission discussed potential nonconformities (a pet crematorium on one lot), overlay-district constraints on lots that currently host marijuana grow operations (lots 6 and 7), and the need to contact property owners before proceeding.
Commissioners generally agreed block-wide rezoning would be more coherent than piecemeal changes and asked staff to pursue owner outreach and return with a formal proposal and notice plan. No formal rezoning action was taken; the presentation served to give staff direction on zoning categories to study and to prepare notices if the commission decides to proceed.
