Plan Commission forwards annual zoning map update to Village Board; staff reports several local development updates

The Tinley Park Plan Commission unanimously recommended that the Village Board adopt the village’s official zoning map updated to reflect map amendments through Dec. 31, 2025.
Staff told the commission the annual update does not itself trigger rezones but synchronizes the official map with approved rezonings, subdivisions and PUD amendments made during the year. The update this cycle was small: staff added the Tinley Downs PUD (southeast of 171st and 80th), removed a few properties from the PUD layer where corrections were identified, and corrected the name of a multi‑tenant building in GIS layers.
After the zoning map discussion staff provided informational project status updates. Staff said a traffic-signal conduit conflict required specialized excavation (noted at 21 feet depth) and delayed a signal project until the necessary contractor and permits were secured. Staff also reported progress on the Sports Stone project (power hookup pending, dome and foundation ready), that McDonald’s at 191st and Harlem is completing permit revisions, and that a hotel south of Gas is close to permit issuance once minor engineering and fire/planning comments are addressed.
The commission voted by voice to forward the zoning map update to the Village Board; the updates and project reports were informational and no formal actions beyond the map recommendation were taken.
What’s next: The Village Board will consider adoption of the updated zoning map; staff will continue coordinating the development projects and report back as permits advance.
