Plan Commission backs special use for contractor office/shop at Tinley Crossings

The Tinley Park Plan Commission voted to recommend the Village Board grant a special use permitting a contractor’s office and shop in suite K at 8201 183rd Street within the Tinley Crossings Corporate Center PUD.
Staff explained the request is for a general contractor that focuses primarily on residential projects. The 2024 PUD amendment created a "transitional uses" subarea where contractor offices and shops are allowed only by special use; the petitioner applied accordingly. Staff said the petitioner intends to use the suite for office work and interior storage of tools, ladders and small scaffolding; storage of heavy vehicles, trailers and outside warehousing or freight deliveries was expressly excluded in the application materials, and no employees will be dispatched from the site.
Commissioners pressed for clarity about the nature of stored equipment. A commissioner noted a potential discrepancy between statements that "no equipment" would be stored and the applicant's acknowledgement that backup tools, ladders and limited scaffolding would be kept inside the building. Staff and the applicant clarified that stored items would be typical backup hand tools and ladders kept indoors and that no heavy equipment or outdoor storage was proposed.
After the public hearing closed, Commissioner Hamilton moved to recommend the Village Board grant the special use to the petitioner (recorded in the minutes as Ker Xener Zakowski of DT Group LLC); the motion carried on a unanimous roll call vote. The item will proceed to the Village Board on April 7, 2026.
What’s next: The Village Board will review the Plan Commission’s recommendation and may place conditions on exterior storage, hours of operation, or parking if it approves the special use.
