Seminole County staff and the Planning and Zoning Commission on March 4 recommended a PD amendment to incorporate three additional parcels into the previously approved Wayside assemblage PD and to provide an ingress/egress onto International Parkway.
Staff findings: Principal planner Annie Siloway said the original PD (approved December 12, 2023) granted entitlements across three tracks for a mixed‑use development; this application adds approximately 1.07 acres on the western edge to improve public access. Siloway emphasized that approved unit counts and square footage remain unchanged and that required traffic‑analysis and buffer decisions will be finalized during the development‑plan process. She noted the developer will provide natural‑resource preservation and 25% open space as part of the master plan.
Applicant remarks and action: Engineer Ben Beckham confirmed the application seeks only to add land for access and that no additional entitlements are requested. A commissioner moved to recommend adoption of an ordinance enacting the reszone from A1 and PD to PD and approving the development order and master development plan for roughly 19.98 acres; the motion passed with no recorded opposition.
Next steps: The commission’s recommendation will go to the Board of County Commissioners for adoption; the developer must complete traffic analysis and final plan review before site construction.
