Staff records showed a building permit application (RX25‑05348) submitted in June and indicated structural review had been approved while zoning and engineering flagged the setback and lot‑coverage issues.
Michila Jean Pierre said the screened patio provides essential usable living and work space for her family. "The screen patio was added to my home to provide essential usable living space due to the limited interior square footage of the house," she told the board, adding that demolition or reduction would create a significant financial hardship.
Board members noted the applicant obtained homeowner‑association approval and that staff had completed structural reviews. After brief questions about whether the structure posed drainage or safety issues, members voted to grant both variances.
What happens next: the applicant was advised to continue working with city staff to finalize any outstanding permitting steps. The board's approval regularizes the existing structure so it can move toward full permitting and final inspections.
