The Cerritos City Planning Commission voted 5‑0 on March 4 to approve Precise Plan 2026‑3, authorizing the demolition of an existing single‑story residence and construction of a new 3,494‑square‑foot two‑story home with an attached 470‑square‑foot two‑car garage at 19310 Alingham Avenue.
Associate Planner Wyman Wong presented the project and described the site and elevations, saying the project complies with the city's setback and lot‑coverage standards. He noted proposed balconies and stated, “no privacy concerns are anticipated from the proposed balconies due to their design and placement relative to the surrounding properties.” Staff also said construction would follow standard conditions limiting hours of work to reduce noise impacts.
Planning staff reported one written comment from a resident within 500 feet expressing concerns about loss of natural sunlight, privacy and construction disruption. Commissioners asked staff and the applicants about that comment; staff responded that the proposed home meets Cerritos Municipal Code height and setback requirements and that neighbor window alignments do not create direct privacy conflicts.
No members of the public spoke at the hearing. Commissioner Al moved to approve the plan and Commissioner Chiao Han seconded; the electronic vote to adopt passed 5‑0.
The approval is subject to the conditions in the staff report, including standard construction hours and mitigation measures described in the project conditions.
