Pinellas Park — The City Council unanimously approved Ordinance 4271 on Oct. 3, adopting a master plan for a mixed‑use planned unit development (PUD) at 5805 Park Boulevard.
Senior planner Bob Burnhard described the project as a mixed‑use development across 4.87 acres with a proposed maximum of 290 multifamily units, rooftop amenities, a public restaurant and lounge, and a parking garage providing roughly 415 residential spaces and about 130 public spaces. Burnhard said the project includes over 1.4 million square feet of non‑residential space across the PUD and retains an existing child‑care center on one lot. "Staff recommends approval of this case," Burnhard told the council, citing consistency with the Land Development Code and the comprehensive plan.
Council members asked clarifying questions about uses and parking; staff replied that the site plan will return for additional review where detailed development standards and landscaping alternatives will be finalized. The planning and zoning commission recommended approval on Aug. 1, 2024, and the council adopted the ordinance on second and final reading without recorded opposition.
Why it matters: The overlay permits higher intensity development in the city center and sets the framework for a substantial residential and commercial project that will return to council/staff with site‑plan specifics.
Next steps: Detailed site‑plan and implementation approvals will follow; conditions and specific design standards will be resolved during subsequent reviews and permitting.
