The Kokomo City Planning Commission on March 10 recommended that the Common Council consider rezoning 1500 South Buckeye from neighborhood commercial back to R4 urban residential to allow the existing structure to be used as a single-family residence.
Paul Wyman, representing Sunshine Group LLC, said the owner previously had the property rezoned for commercial use to operate a business, but now prefers to return it to residential zoning because demand is higher for residential sales. "He'd like to go back to the residential and then obviously sell it as a residential property," Wyman said.
Director Sheeline's staff report said the requested zoning is compatible with surrounding R4 zones, the site is designated for medium-density residential in the Kokomo comprehensive plan, and the transportation map classifies South Buckeye as a local street with a referenced traffic count of 2,770 cars per day. The commission voted without public objection to forward the recommendation to the Common Council.
