The Herriman City Planning Commission approved a series of development items on June 5, voting to allow a utility substation at Herriman High and to advance several subdivisions, sign permits and a hotel conditional use permit.
Staff presented the utility substation (item 4.8) first; Lauren told commissioners the proposal met zoning and engineering standards and recommended approval with three conditions including a neutral exterior color and pedestrian clearance. Commissioner Brody moved approval “with staff’s three recommendations,” and the commission recorded a unanimous roll‑call vote in favor.
Commissioners then approved the Holly Pond preliminary plat (item 4.2) — an 11‑lot subdivision in the city center that had been rezoned in April — subject to staff conditions including removing Parcel B and confirming tree species with the city arborist. The commission also voted to approve an amendment to the Autumn Sky plat (item 4.3) to convert a planned fourplex to a triplex to improve pedestrian flow.
In the Rockwell Landing project area, the commission approved a preliminary plat for Phase 3 (item 4.4), a conditional use amendment to fold a one‑acre corner parcel into the business park (item 4.5), and a conditional use permit for a 45‑ft pylon sign (item 4.6). Staff recommended, and the commission adopted, conditions requiring utility access planning, photometric auto‑dimming on the LED sign, and tying the sign’s measured height to the adjacent sidewalk elevation to address elevation differences.
Finally, the commission granted a conditional use permit for a 90‑room Holiday Inn Express (item 4.7) in the Anthem commercial area, subject to conditions that include an easement for a planned city trail, coordination on utility locations and a restriction preventing substitutions in approved exterior materials without prior review.
