Resident and applicant Anthony Nicci, who said he lives at 79 Monarch Avenue in West Babylon, testified under oath and provided a driver’s license, proof of posting and inspection documentation (inspection dated 1/16/26). Nicci told the board his accessory apartment is on the first floor, contains two bedrooms and is not currently occupied. The board moved to approve his application; the board indicated Nicci should expect his permit in a couple of weeks and that renewal will occur in three years. "I've been there since 2003," Nicci said when asked how long he had lived at the address.
Applicants Fredaline and Geronimo Bragan of 42 Parkway Boulevard in Wyandanch requested an accessory apartment and a one-car parking waiver. The applicants supplied proof of posting and utility bills and clarified the driveway location for the record; the inspection date was recorded as 1/20/26. The board approved the Bragans' application and parking waiver but recorded one abstention by board member Lamont Wilson.
The meeting continued with the secretary reading a list of additional accessory-apartment applications.
