Staff described the addition as increasing lot coverage from roughly 36% to 37% and said the work is intended to support the company’s manufacturing and testing activities for industrial ovens. The plan maintains the same number of parking spaces on site by reconfiguring areas and proposes landscaping, dark‑sky compliant down‑lighting and roof gutter tie‑ins into existing catch basins for stormwater. The fire department asked that building plans extend fire alarm and sprinkler coverage to the addition because of testing and materials stored inside the facility; staff relayed that requirement to the commission.
Commissioners and a resident raised concerns about localized flooding in the neighborhood and asked engineering to take a close look at stormwater impacts. Staff said the proposed roof tie‑ins will route runoff into existing catch basins on the private property but that final engineering approval is required before construction can proceed.
A motion to approve the site plan subject to the standard permitting process, including engineering and fire department sign‑offs, passed on a roll‑call vote with all members present voting yes.
