The Pearland Planning and Zoning Commission on April 20 unanimously approved a conditional use permit (CUP2026‑0112) for an adult daycare center to operate in an existing suite at 7924 Broadway Street, Suite 102.
Staff said the proposal would occupy an existing approximately 1,800‑square‑foot suite (staff corrected an erroneous 18,000‑square‑foot figure in the draft report) and that the proposed use meets criteria in the comprehensive plan for the neighborhood‑service zoning district. Staff recommended approval, noting two prior CUPs had been issued at the property (a 2008 CUP for a church and a 2021 CUP for an adult daycare), but that this is the first CUP for this specific suite.
Commissioners expressed support for the use. One commissioner described adult daycare as a much‑needed community service and another suggested staff consider whether rezoning the shopping center to general business would reduce the need for repeated CUP requests when tenants change. Staff said the proposed CUP met approval criteria and recommended forwarding the item to city council; the commission approved it 6–0.
The owner/applicant is listed in the record; staff said 15 public‑notice letters were mailed to property owners within 200 feet and a sign was posted on site. The item will proceed to city council as part of the regular docket.
