The Pearland Planning and Zoning Commission on April 20 approved two site‑specific variances and a residential replat, clearing the way for later city‑council consideration.
Staff described the first request (VAP2‑2026‑0158) as a variance to the Oldtown Mixed‑Use (OTMU) minimum lot‑width requirement at 2525–2531 S. Grand Boulevard, where the developer proposed a plan with a 49.33‑foot lot width versus the 50‑foot minimum. "Staff recommends approval of the requested variance," a staff member said during the hearing. The commission voted 6–0 to approve the variance.
The commission also approved VAP2026‑0122, a variance to the 3:1 lot‑depth‑to‑width ratio in the Garden O Day mixed‑use district. Staff told commissioners the proposed lots would be approximately 62.5 feet wide and 220 feet deep and noted a correction to the reported acreage (the correct acreage is 0.3156 acres). Staff recommended approval and the commission voted 6–0.
Related to that second variance, the commission approved a residential replat (RPL2026‑0088, Hickory Creek Place replat No. 1) to create two lots consistent with the approved variance. Staff said the replat review was tied to the prior variance decision; the commission approved the replat 6–0.
Commissioners’ discussion was limited and technical. One commissioner asked whether the small difference from the 50‑foot requirement would affect the duplex design approved by city council in November 2025; staff said the proposed design is consistent with the council‑approved two‑family plan. No members of the public spoke on these items.
All three items will move forward to the Pearland City Council; staff noted council will take up CUPs from tonight’s agenda on May 11, 2026.
Authorities and procedure: requesters cited provisions of the Unified Development Code (Ordinance No. 2000‑T) governing variances and lot‑standards. Staff indicated technical corrections to the plat and acreage will be made before recordation or council review.
