The Town of Northborough zoning board voted to grant a dimensional variance Wednesday for a small addition at 34 Thaddius Mason Road, permitting a 1.5-foot encroachment into the front-yard setback so the homeowner can expand an attached garage and add a second-floor master suite.
Architect Jay Gand and homeowner Lyn Shaw told the board the project is a modest renovation to make the garage a standard depth and to reconfigure interior space for an upstairs master bedroom. Gand said the existing garage is 20 feet deep and expanding it 4 feet would increase functional space for family vehicles; the expansion results in a 1.5-foot setback variance due to the corner-lot two-front-yard condition.
Board members discussed the narrow scope of the request and the corner-lot constraints and concluded the small relief sought did not materially harm neighboring properties. The motion to grant the dimensional variance under the cited zoning provision carried by unanimous voice vote among the three members present.
The applicant was reminded that signage and any building permit work must comply with the town's design-review and building-permit processes, and that the 20-day appeal period applies to the decision.
