Council approves final plat for Summerfield's Fourth Edition, staff cites drainage review

The Wyoming City Council on Jan. 6 approved Resolution 260110, the final plat for Summerfield's Fourth Edition, a residential addition near Kenn River Boulevard.
Planner Mr. Wack told the council the plat reduces minimum lot width to 65 feet for remaining lots, maintains interior five-foot sideyard setbacks and 15-foot corner setbacks, removes some three-car garages, and increases the total number of lots in the overall development from 51 to 60; the current plat covers 35 lots.
Mr. Wack said staff and the planning commission recommend approval after detailed stormwater review. "We spent a lot of time reviewing engineering, storm water modeling and things of that nature and they are in excess of meeting our rules," he said, adding the developer enlarged ponds to meet requirements and staff will continue to work with a neighboring resident who raised drainage questions.
Member Joerger noted a resident to the south had concerns about drainage; staff said they have met with the neighbor repeatedly and are satisfied the proposed improvements meet or exceed city standards. The council voted to approve the final plat.
Next steps: recordation of the plat and developer compliance with the listed conditions in the resolution; staff will continue on-site coordination with neighboring property owners as construction proceeds.
